On June 28th MSBR President, Michelle Abplanalp presented a welcome basket to the 125th Habitat for Humanity-Choptank homeowner at the dedication celebration. 

 

DID YOU KNOW — The U.S. population age 65 and older rose by 3.1% (to 61.2 million) while the population under age 18 decreased by 0.2% (to 73.1 million) from 2023 to 2024, according to the Vintage 2024 Population Estimates released today by the U.S. Census Bureau.

 

The data show the population continued to age, with the share of the population age 65 and older steadily increasing from 12.4% in 2004 to 18.0% in 2024.

SentriLock Reciprocal Agreement Reminder

 

As a MSBR & SentriLock member you have full reciprocity to every county in Maryland- except Garrett.

 

You also have full reciprocity to New Castle, DE and partial reciprocity with Kent & Sussex in DE and N. Virginia and DC.  

 

What does that mean?

 

Full Reciprocity: No additional work is required to access a lockbox in that territory. 

 

Partial ReciprocityYou must complete a form for that Association and once approved, you have the ability to open lock boxes in that jurisdiction.  

 

For Full and Partial Reciprocity you will need a license in that State and you must make an appointment to view the home. 

 

As a member of MSBR your SentriLock dues include your lock boxes. No additional cost for boxes like other Associations charge, saving you hundreds of dollars each year. 

 

Tenants' Bill of Rights Lease Requirements

 

 

Attention Landlords!

Under state law, landlords must attach a copy of the current Maryland Tenants’ Bill of Rights to every lease, beginning July 1, 2025.

 

On August 14th there is a CE Class on Property Management and Landlord and Tenant Laws. (highlights include Property Management basics, fiduciary responsibilities, ADA and Fair Housing compliance, Landlord and Tenant rights and obligations, lease agreements, security deposits, commercial leases, recent landlord-tenant MD bills)  

 

Required CE for Newly Licensed Agents

Elective for All Other Agents

Board of Directors meets 6 times a year for about 1.5 hours.

DEI: Meets monthly and discusses ways to educate and bring awareness 

 

Education:  Meets Quarterly and helps select topics for CE and Lunch & Learns to increase professionalism and knowledge. 

 

Government Affairs: Meets monthly. Discusses local proposed legislation and during General Session meets weekly to review proposed state real estate related bills. 

 

Membership: Meets monthly. Looks for programs/services that help the REALTORS in their business. This group also plans fundraisers for the grant program and community service projects.

We understand that the ability to attend CE classes virtually is highly valued by our members, and we’re proud to offer this convenience at no cost through MSBR. However, we kindly remind you that certain rules must be followed to ensure a smooth and productive experience for everyone.

  • Punctuality is essential: You must be logged into the Zoom meeting at least 10 minutes before the start time.

  • Stay focused: CE classes are not open sessions. They have structured material that must be covered for you to receive credit.     

To keep the class on track, we will mute participants, and we ask that all questions for the instructor be submitted via the chat box. With over 100 attendees in some sessions, these guidelines help ensure everyone benefits fully from the class.
